买住房需要的印花税

买住房除了支付房子的费用,还需要付政府印花税(BSD和ABSD),是在签字后2周内支付。其它的费用就是律师费(几千-几万,由房价而定,如果2百万的房子,大概3千左右。),银行贷款(几百左右),如果是HDB有中介费(1%)。大头就是房价和买房印花税!

如果你是一个不在FTA内的外国人,要买的新房的房价是2百万,在不贷款的情况下,你就要准备大概2百24万。如果要贷款就要看银行评估,可能能贷到55%。银行不一样,能贷的顶线也不一样。

您在新加坡购买房产时,住房或商铺,都需要付政府买方印花税(BSD)。

额外买方印花税(ABSD

如果您买的是住房,多过一个住房或您是外国人或公司名购买, 您需要在现有买方印花税(BSD)之上支付额外买方印花税 (ABSD). ABSD和BSD是根据购买价格或财产的市场价值计算(以较高者为准)。

如果您的国籍是自由贸易协定(FTA)下的外国人, 您将享有与新加坡公民相同的待遇: 瑞士,列支敦士登,挪威,冰岛和美国公民。

BSD is tax paid on documents signed when you buy or acquire property located in Singapore.

Liable buyers are required to pay ABSD on top of the existing Buyer’s Stamp Duty (BSD). ABSD and BSD are computed on the purchase price as stated in the dutiable document or the market value of the property (whichever is the higher amount).

Foreigner under Free Trade Agreements (FTAs) will be accorded with the same treatment as Singapore Citizens. Nationals & PRs of Switzerland, Liechtenstein, Norway, Iceland & Nationals of United States of America.
